🏡 How will block selection work at Havenbrook?

How will Block Selection work?

Step 1: Waiting List

Buyers who register their interest are given the first opportunity to be considered before any blocks are offered to the wider market.

Step 2: On-site Preview Days
Preview days will be held in April, allowing buyers to walk the land, understand the layout, and ask questions. Private inspectionw will balo be available dureing this period.

Step 3: Expression of Interest Submissions

After the preview days, interested buyers will be invited to submitg an Expression of Interest

This will involve:

- Nominating up to three preferred blocks

- Indicating a price you would be comfortable offering

- Advising any conditions or timing considerations

- This is not a contract, and no payment is required at this stage.


Step 4: Allocation Process

Because we anticipate more interested buyers than available blocks, Expressions of Interest will be assessed on a best-offer basis following the preview weekends.
Block allocation offers will be made after considering:

- Preferences

- Price alignment

- Conditions and readiness

- Overall suitability for the Havenbrook community

Step 5: Allocation of Blocks
Successful buyers will be advised of the intention to offer a specific block and contracts will be prepared and signed.

Step 6: Settlement
Your purchase can be settled once land titles are available. settlement is expected approximately 30 days after contracts are negiotated (subject to final issue of titles).

This approach allows decisions to be made fairly and calmly, without pressure.

Price Guidance

While no fixed prices have been set, based on current feedback, we anticipate 5,000m² lots to attract offers from the high $600,000s and above, with the single 8,000m² lot expected to attract offers in the $800,000s.

Can I build my dream home here?

What size are the blocks?

Block sizes range from approximately 5,000m² to over 8,000m², giving you plenty of room to spread out, build your dream home, and enjoy space and privacy. Some blocks also feature tree-lined boundaries or back onto bushland.

Can I have horses or livestock?

Yes! Havenbrook is animal-friendly. Depending on your block size and council guidelines, you can keep chickens, goats, horses, or other small livestock. Here are the current council guidelines:

Do the blocks at Havenbrook flood?

No - Havenbrook is high and dry. The estate has been carefully planned on elevated, flood-free land, offering peace of mind that’s becoming harder to find in the region. While other parts of Woodford can be prone to flooding, Havenbrook remains safe and secure during heavy rains.

Can I put a Tiny Home on the Block?

Yes. Tiny homes are permitted under specific guidelines. They must be self-contained and comply with council regulations. Tiny homes can be a great short-term or long-term solution, especially while your main home is under construction.

Can I live on the block while my home is being built?

You can’t live in a caravan, but you can live in a compliant tiny house or modular home. This is a popular choice for people who have already sold their previous home and want to be on-site while building.

Are the blocks fully cleared or do they have trees?

Most blocks are a mix of cleared usable land and established trees, giving you both open space and shade. We’ve tried to preserve the natural feel of the land while ensuring there’s room to build, garden, or keep animals.

What about sheds, workshops, and home businesses?

With plenty of space for sheds, workshops, or a home-based business, you can create the lifestyle you’ve always wanted - without compromise.
